The Grosvenor Terrace case study illustrates our development process, which has turned a rundown looking property into two beautiful and desirable city homes. The perfect showcase for buyers, renters and potential investors.
We bought the building from Metropolitan Housing (now Metropolitan Thames Valley) back in 2019, and it was in deplorable condition. We then remodelled it as two spacious split-level luxury apartments. The original plan of action was to refurbish and renovate for letting purposes. However, on this occasion, the opportunity presented itself for us to sell them. Sometimes the market conditions dictate this, and the profitability from an unexpected sale is too good to ignore. Additionally, the ROI for our investors will be substantial.
Location, Location, Location
Perhaps it’s the demand for beautifully decorated interiors or the quality fixtures and fittings that have made them so attractive to potential buyers. It’s also likely the location has made them stand out. Nestled in a leafy tree-lined pocket of Grosvenor Park Conservation area, these homes offer the Holy Grail of London living – good city location with a private garden. Outdoor space is more sought after than ever right now. During the lockdown imposed on us this year, people realised how important a garden was. Many of us were stifled with being confined to the indoors. The cost of having a home in London that offers private outdoor space is often out of reach for many buyers.
Another vital factor when buying a property is good transport links. In this case, the neighbourhood offers access to Kennington and Oval tube stations which are within walking distance. When we first acquired these properties, they weren’t exactly in tip-top condition, but we could see that there was massive potential. You only need to look at the before and after pictures to see the transformation. We have this vision from the outset which some house-hunters can’t visualise. Often, they can’t see past the work that needs to be done. We can. This is a massive part of what makes our developments appealing to investors, renters and buyers. We do all the hard work!
Acquiring, developing and restoring property is something we are genuinely passionate about. We get excited about the opportunity to breathe new life into an old place that is very run down. Moreover, we find it very rewarding. Not just in terms of profitability but bringing an otherwise unattractive home up to a lovely, liveable standard is something we enjoy immensely.
